Generally Real Estate contracts obligate the seller to either offer credit toward the repairs, or have them done by licensed contractors. The more defects I find, ultimately the more money you save. If you are interviewing inspectors, make sure you ask them how long they have been in business and if they are fully insured.

My pricing is not less than my competition because I do a thorough inspection, which takes more time, significantly finding more defects. Therefore I can guarantee my inspection reports to my customers. What you are paying for is experience and knowledge in the inspection business combined with an accurate detailed report with pictures of the defects, in a comprehensive narrative type inspection report written in plain english, not a check list.

At the Inspection

I will find things which are wrong. The finest homes built with the best components and craftsmanship are subject to human error, imperfect materials, weather deterioration, including normal wear and tear. My careful inspection of the property will reveal items which need replacement, repair, or attention. My findings generally range from minor to significant. Virtually all home defects can be corrected, and I will explain the options available.

You will know the answer to what needs to be repaired or replaced; what is unsafe or causing rapid costly damage; what repairs will cost significantly to have done; what the risks of hidden damage could be; what repair alternatives are available; what repairs should be priorities in your circumstance; and what further investigations are most appropriate.
